“CLIENT” shall mean any person retaining the services of The BUILDING SURVEY Corp.
“OWNER” shall mean the owner of the building to be measured.
BUILDING SURVEYS vs. LAND SURVEYS
The BUILDING SURVEY Corp., are Field Measuring Professionals with (architectural and surveying backgrounds) who measure Existing Buildings and create Computer generated scaled Drawings, which graphically represent the existing physical conditions of the subject building in Plan, Section, and or Elevation views (all 2-dimensional).
Our work generally starts at the outside skin of a building and moves toward the interior.
LAND SURVEYS and LAND SURVEYORS
Land Surveys are performed on vacant and/or developed property by Licensed Land Surveyors, who are registered with their respective State Professional Licensing Bureaus. Land Surveyors provide a 2-dimensional plan of a PROPERTY. Land survey plans include legal property dimensions, bounds and limits, topographic, cartographic, dimensional, and elevational information about a given piece of property (site or plot of land). Land surveys often include footprint views of buildings and structures on the property (site or Plot) but do not show any information within a building perimeter. The BUILDING SURVEY Corp does not perform Land Survey work, yet relies upon the information contained in land surveys (site or plot plans) in order to verify oblique angled property lines, overall site and building dimensions, true north, street names, street elevations, public utility lines and other pertinent information which supplements, informs and verifies the accuracy of our work. While Land Surveys are not absolutely necessary for square or rectangular sites (with 90 degree corners) The BUILDING SURVEY Corp cannot guarantee the accuracy of complex or oblique sites without a Legal Land Survey of the Property, including built structures and site features. We highly recommend a Legal Land Survey Plan be provided or otherwise acquired for use by The BUILDING SURVEY Corp prior to our work in order to increase accuracy, and ensure quality work.
BASIC BUILDING SERVICES and UTILITIES
The BUILDING SURVEY Corp. does not generally provide the following equipment at survey sites:
Ladders, temporary lighting, portable generators, Portable toilets, scaffolding, bucket lifts, security guards or other heavy construction equipment shall be provided by others if deemed necessary by client acceptable work conditions. If this equipment is required to perform the survey work, and is not available through the building owner, facilities staff, general contractor, or client, The BUILDING SURVEY Corp may make arrangements for this equipment at an additional fee.
VACANT, BURNED OUT OR HAZARDOUS BUILDINGS, & POST DEMOLITION SURVEYS
Our Crews have measured buildings all over the East Coast, and have encountered extraordinary situations, horrifying conditions, exotic customs, preposterous characters, structural wonders, fascinating environments, historic structures, danger, hazards of all types, real safety concerns, and one or two life and death situations. When we encounter something new, unexplained, confusing, difficult, or complex, we generally enjoy the challenge. However, The BUILDING SURVEY Corp reserves the right to refuse entry to any building, site or construction area which we deem unsafe, unstable, inaccessible, hazardous, infested, dangerous, toxic, caustic, flooded, or otherwise unacceptable for work conditions. While this rarely happens, it happens more than you might think! The BUILDING SURVEY Corp field crews measure millions of square feet each year. If you think we might need our special equipment (hard-hats, lanterns, coveralls, rubber boots, pepper spray, armed guards, rain gear, etc), please be sure to notify us when scheduling your field date.
PROBING AND DEEP INSPECTION
The BUILDING SURVEY Corp does not perform any probing, removal, cutting, chipping, sawing, or other invasive building inspection methods. Our crews measure “Existing Conditions” visible to the naked eye at the time field measuring is performed. If you require exact thickness of wall materials, furring, etc. or other construction assemblies unseen by normal visual inspection, please arrange for an independent authorized licensed contractor, superintendent or other building owners representative who is authorized to make structural and cosmetic damage.
ACCESS, KEYS & LOCKED DOORS
Client must provide complete access to all areas of the building while The BUILDING SURVEY Corp field crew is on site.
We strongly recommend clients provide full escort for field crew during entire visit (building superintendent, owner, agent, security guard, or mom?). All doors, windows, vaults, cages, mechanical rooms, stair halls, alarmed spaces, bulkheads, motor rooms, vent shafts, crawl spaces, court yards, attics and roof areas must be made fully accessible for measurement and visual “relational” access by field crew. In general, locked doors with no keys will be bypassed. Re-measurement at later date will be performed at standard hourly rate, in addition to contract estimate.
The BUILDING SURVEY Corp - STAFF
The BUILDING SURVEY Corp employees are trained in the Architectural, Engineering, Interior Design, and Surveying Professions. Our office is run as a professional corporation under the direct supervision of a licensed NY State Architect, with 20 years experience assisting Building Professionals measuring and drawing existing conditions plans.
Our Fields Crews are extremely professional, courteous, hard working, honest, well paid, fully insured, and trained to assume they are under video surveillance at all times. We aim to complete our work with a minimum of disruption to building owners, tenants, and employees. We take great pride in our unique ability to walk into any building in the world, and create scaled drawings of the exact existing conditions.
FEES for FIELD WORK, DRAFTING and REIMBURSABLE EXPENSES
The BUILDING SURVEY Corp basic service fees, are as follows. Written estimates are provided free of charge.
Field Work is $750/man per day ($1,500/day for 2-man crew)
(min 1/2 day @ $375/man)
Computer Drafting is $40/hr
Reimbursable Expenses are additional on all projects

HOW TO KEEP COSTS DOWN
Measuring buildings is time consuming, exhausting, and often very confusing. Our staff makes every effort to perform our work efficiently, and accurately, but there are a few things you can do to help us keep costs down.
Provide us with a base plan of the existing building. Any old plan will be better than nothing at all. Your costs will be higher if we must draw the building from scratch.
Provide a Land Survey drawing for our use so we know the
exact perimeter dimensions of the property.
Make sure the building is fully accessible. Locked doors and spaces will be bypassed if a key is not readily available. Re-survey of these spaces will cost you extra if we need to return.
Do not assume the building is open and unlocked. Please have someone with keys, bolt cutters, saws, etc. meet us at site.
Do not rush us. We make every effort to deliver drawings within an estimated time frame, yet we reserve the right to withhold drawings that we know to contain errors or discrepancies. If necessary The BUILDING SURVEY Corp field crews will return to the site and verify discrepancies, measurements or other conditions, which are required for accurate plans. We warrant the accuracy of our work, and guarantee your satisfaction (up to 50% of the contract fee), However, If you rush us to produce plans, you assume the responsibility for any inaccuracies.
WHAT YOU’LL RECEIVE
In general, your survey package will contain:
- One set of scaled plans (additional plans may be ordered at any time)
- One set of photos shot in the field (duplicates)
- One set of our field survey notes
- One disc (electronic files) of drawings in AutoCAD format
